Draw schedule & dispursement? Advantages?

Hi all - lender is allowing us to work out the draw schedule with the builder.

What would be the most advantageous way to structure the draws to minimize any risk for us?

Risk I see are:

1) Cash flow (monthly rent+mortgage interest pmts on build)

2) Quality of work & lien release.
