Possible to Stop Leaks Externally?

love2weedOctober 10, 2013

Our basement does not leak every time it rains, but if we have a substantial rain it does. The basement is finished and we have had a contractor come out and he wants to fix internally--involves breaking concrete etc. We had the same problem at our previous home and had it fixed internally this same way, but this was before we finished the basement. I know this is the ideal way to repair, but I really do not want that mess--pulling up carpet and breaking tile floor. We believe it's just one area where the water is coming in. There is a window and a drain pipe where the water comes in. Hubby seems to think we need a window well. My question is can leaks actually be fixed from the outside?

Exterior approaches are the best way. Interior water handling does nothing to stop the damage to soil under footings.

There is a window and a drain pipe where the water comes in.

Where does the drain pipe go?

Also keep in mind that window corners are a typical place where foundation walls crack.
