mold forming in closet

We have a finished apartment in our basement that we rent out . There seems to be a problem in two of the closets with mold developing. These closets have no finished floors, but do have finished walls, (rough skimcoat) and ceilings. One of the closets is on an outside wall and the other is under a stairway. There does not appear to be any leak anywhere. Can anyone suggest a solution ?

Lack of airflow and improperly installed insulation or none at all.

There is insulation in the walls, but no XPS; house was built in '78, and basement finished in '86. There has never been any water coming in, but as the basement is partially below grade, I assume damp does permeate walls. My question is how to get rid of the problem.

See below for info on removing mould.

But once you remove it, you have to go to the source and correct. Otherwise, the mould will just return. Actually, the abovegrade portion of the wall is just as likely to be your source of water vapour permeation as the below grade portion.
